Rental Process
For Students
1. Know exactly who will be in your household when you start to look for an apartment. We need to minimize showings and disruptions to the current residents, so schedule times when you can all look at places together.
2. Tell your parents / co-signers! We will be calling them to be sure they will co-sign, so it is important that they know you are applying for an apartment and they are willing to co-sign the lease. All students are required to have a co-signer. To help with the process you can have your co-signers give us a call 413-256-3442, or email the leasing agent that took your applications. If the co-signers cannot call until after hours, they can leave us a message with their name, your name, the apartment unit & address, and the message that they are OK to co-sign.
3. When you apply, you will need:
a) the equivalent of 1/2 a month's rent for the agency fee if you apply for a managed property OR
b) the equivalent of 1/2 month's rent for the agency fee plus one month's rent for the security deposit if you apply for a non-managed property.
If you are unsure whether or not you are renting a managed or non-managed property, double check the Review of Lease Terms form, which you received with your applications or ask your leasing agent.
We accept Visa or Master Card credit/debit cards, money orders or bank checks - personal checks will not be accepted. Please have the above amounts already in your account -- our units move very quickly, so a 1 to 3 day wait for funds to clear may prevent you from getting the apartment you want.
4. Part of our approval process is to check housing records with the Dean of Students. If anyone in your household has been written up and has any violations in the dorms, it may jeopardize your ability to rent certain properties.
5. Keep the number of cars in your household to a minimum. Parking in Amherst is at a premium and fewer cars means a greater choice of apartments.

In order to hold a unit for you, we need a complete application packet plus the money due on that particular unit. (see step #3 above).
Once you submit a complete application packet & payments, the unit is held for you, and no longer shown until you can be approved and a lease signed.
Debit /credit can only be used in the office with card in hand; unfortunately we cannot accept them over the phone.
If you are a transfer student, or do not attend the University of Massachusetts, this form does not apply, please check with your leasing agent at Eagle Crest to determine if anything else is needed.
This document is specific to the property you are applying for; the leasing agent will review this with you and fill it out at the time of application for the property you chose.
The only time you would be competing with another applicant would be if two applications came in on the same property within the same 24 hour period.
For Non Students
1. Co-ordinate with your housemates: We need to minimize showings and disruptions to the current residents, so schedule times when you can all look at places together.
2. Prepare your financial documentation:
a) In order to income qualify, you will need to document that the gross income for the household is at least 3X the monthly rent. Please provide us with pay stubs for the past 3 consecutive pay periods.
b) Notify your supervisor that we will be calling to verify employment.
c) If you are self-employed, we will need sufficient documentation of income qualification. This can be in the form of 1099 forms, or tax returns for the past 2 years. You can discuss this situation with your leasing agent if you have a special circumstance or are unsure of how to provide this information.
3. Prepare your application payments: When you apply, you will need one of the following:

Part of our approval process is to check with your past and/or current landlords; please provide as much information for them on your application as possible. Often times we are unable to reach them by day, so an email address is a great way for us to confirm your good standing with your past/current landlords.
